AGREEMENT for an under Lease, of the whole of the Premises, for the entire term, wanting one day, at the original rent, and under the same covenants, but the under Lease to contain a Proviso (not in the original Lease) for determining the same at the end of the first seven or fourteen years of the term, at the option of either party.

year of our Lord 18 BETWEEN A. B. of, &c. of the one part, and C. D. of, &c. of the other part. WHEREAS [here recite the original lease.] AND WHEREAS the said A. B. has agreed with the said C. D. to grant him an under lease of the said premises, for the period and on the terms and conditions hereinafter mentioned. NOW THESE PRESENTS WITNESS, and the said A, B. for himself, his executors, administrators, and assigns, doth hereby

promise and agree, to and with the said C. D. his executors, administrators, and assigns, that he the said A. B. his executors, administrators, or assigns, shall and will whenever thereto required, by and at the expence of the said C. D. his executors, administrators, or assigns, make, execute and deliver, to him or them, a good, valid, and sufficient, under lease of the said messuage, tenement, or dwelling-house, yard, garden, chaise-house, stable, and all and singular other the premises, comprized in and demised by the said herein before recited indenture of lease, as aforesaid, with the appurtenances for the term of years, wanting one day to be reckoned and computed from the time of the commencement of the said recited lease, (that is to say,) from the day of at and under the same yearly rent as is reserved in and by the said lease; namely, the yearly rent of £ of lawful money, of Great Britain, clear of all taxes and deductions as aforesaid, and payable quarterly on the days, and in the proportions mentioned in the said recited indenture. AND the the said C. D. for himself, his executors, administrators, and assigns, doth hereby promise and agree, to and with the the said A. B. his executors, administrators, and assigns, that he the said C. D. his executors, administrators, or assigns, shall and will at his or their expence, accept and take such under lease as aforesaid, for the period and on the terms and conditions aforesaid; and shall and will at his or their like expence, make and execute a counterpart thereof, at the time of the execution of such lease to him. AND it is hereby mutually agreed between the said parties, that the said under lease, so her by agreed to be granted, as aforesaid, shall contain the same or similar exceptions, provisoes, covenants, and agreements, as are contained in the said hereinbefore recited indenture. AND ALSO, a

proviso, that if either of the said parties shall be minded
and desirous to put an end to the said under lease, so her by
agreed to be granted at the end of the first seven or four-
teen years of the said term of

and computing from the commencement thereof, (viz.) the

vious notice to the other party, his executors, administra
trators, or assigns; that then and in such case, from, and im
mediately after the expiration of such notice, the said in-
denture of lease so hereby agreed to be granted, and every
covenant, article, matter, and thing, therein contained,
shall cease, determine, and be absolutely void to all intents
and purposes whatsoever; except as to any remedy which
either party may have for previous breach or default of, or in
the covenants or stipulations contained in such under lease,
AND it is hereby further mutually agreed, that the said un
der lease, and the counterpart thereof, shall be prepared
and perfected by the solicitor or solicitors to the said A. B.
his executors, administrators, or assigns, he or they taking
and charging only the accustomed fees for the same. AND
LASTLY, for the true performance of this agreement, each
of the said parties bindeth himself to the other in the pe-
nal sum of £-of lawful money aforesaid, to be recovered
as liquidated damages, by an action of debt, in any of his
Majesty's courts of record. IN WITNESS whereof, the said
parties to these presents, have hereunto set their hands.

AGREEMENT between A. B. and C. D. under the fol
lowing circumstances: A. B. occupies a house at the
rent of £40; he has a verbal promise of a Lease for

21 years, at the same rent, as soon as the Tenant for life in possession comes of age. He agrees to give up possession of his said House to C. D. in con■ sideration of an annuity of 35 pounds for his life and to grant an under Lease to him as soon as he obtains the one from his Landlord, or otherwise to assign the original Lease on having the said annuity properly secured: With several special provisions, in case the Lease should not be granted pursuant to such verbal promise.

AND he has received a verbal promise for a lease thereof for the term of at the same yearly rent of £40 clear of all taxes, except as aforesaid; but such representative of the said E. F. being an infant of the age of twenty years or thereabouts such lease cannot be granted till he comes of age. AND WHEREAS the said A. B. has agreed to give up his said house and premises in — street, aforesaid, to the said C. D. in consideration of an additional or increased rent of £55, making with the said rent of £40 the clear rent of £75 per year for the same, for and during the term of the natural life of the said A. B. or for and during so much of such term as the said C. D. shall hold the said house and premises, and not be dispossessed of the same for want of a lease being granted to the said A. B. by virtue, or in pursuance of the promise for that purpose, given as hereinbefore mentioned,
